An issue facing the Charleston area is flooding. On any given high tide or heavy rain, whole streets on the penninsula become rivers. This issue is exacerbated by new development on land that was previously wetland or flood overflow area. The Gadsden Green affordable housing neighborhood is an example of how development in their community will cause flooding and loss of tradition. Gadsden Creek has been there for many years, and developers want to fill it in, which ignores the needs of a low-income community. Also, proposed flood mitigation plans do not adequately address low-income communities of color, and the increase in real estate prices on Johns Island is affecting the Black community that has been there for generations.
